Security Camera Systems for Florida Apartment Buildings
Apartment buildings present unique security challenges: multiple access points, shared parking areas, common spaces, elevators, and the need to balance security with tenant privacy. Here's how to approach camera system design for multi-family residential properties.
Critical Coverage Areas
- Main entrance lobby — all visitors should be recorded entering/exiting
- All building entry doors — including rear and side entrances often used by residents
- Elevator interiors — a legal and essential coverage point in Florida
- Parking lots and garages — vehicle theft and break-ins are common in Florida
- Mail/package areas — package theft (porch piracy) affects multi-family buildings significantly
- Pool and amenity areas — liability and after-hours access control
- Stairwells and hallways — dark, less-observed areas require surveillance
Florida Privacy Law for Apartments
Florida Statute 810.145 prohibits cameras in areas where tenants have a reasonable expectation of privacy — inside units, bathrooms, and changing areas. Common areas, hallways, elevators, lobbies, and parking lots are all legal camera locations.
Best practice: Post camera notification signs at building entrances and include camera system disclosure in lease agreements.
System Sizing Example: 48-Unit Building
| Area | Cameras |
|---|---|
| Lobby/main entrance (2 angles) | 2 |
| Side/rear entrances (3 doors) | 3 |
| Elevators (2 units) | 2 |
| Parking lot | 4 |
| Pool area | 2 |
| Mail/package room | 1 |
| Hallways (per floor, 3 floors) | 6 |
| Total | 20 cameras |
Integration with Intercom & Access Control
Modern apartment security combines IP cameras with video intercom systems at entry doors, allowing residents to see and speak with visitors from their phone or apartment panel. This integrated approach provides both surveillance and access control in one system.
